Payment Terms & Conditions

Subscription Fee

The price mentioned for each Property Care Plan is only the subscription fee for the selected Property Management Plan. It covers the management, coordination, inspections, reporting, and administrative services included in that plan.

All listed prices and subscription fees are exclusive of GST. Applicable GST (18%) will be extra 

Advance Payment for Services

All charges related to maintenance, repairs, renovation, cleaning, plumbing, electrical work, painting, gardening, pest control, third-party vendor services, materials, transportation, and any other requested services must be paid 100% in advance to Manager Madhavar before any work is scheduled or commenced.

No work will begin until the full advance payment has been received.

Additional Charges

If any additional work, materials, services, or unforeseen expenses arise during the execution of the approved work, the property owner will be informed immediately.

Any such additional charges must be settled upon completion of the work or before the delivery of the completed service, as applicable.

Note on Extra Visits: Need additional inspections beyond your plan limits? Extra visits are available on demand and will be billed based on standard visiting fees plus actual transportation charges. 

Transportation Charges

Transportation and travel charges are not included in the subscription fee and will be charged separately based on the property's location and travel distance.

Transportation & Site Visits:

• Free Site Visits: Included for properties within a 10 km radius of Coimbatore Junction.

• Beyond 10 km: Properties located outside the 10 km radius will incur additional transportation charges based on the exact distance.

Third-Party Services

Charges for third-party vendors, labour, materials, spare parts, government fees, taxes, statutory charges, and utility payments are not included in the subscription plans and will be billed separately.

Approval Policy

No additional work beyond the approved scope will be undertaken without the prior approval of the property owner. A detailed estimate will be shared for approval before proceeding.

Payment Policy

• Subscription fees must be paid in advance.

• Service charges must be paid 100% in advance before work begins.

• Any additional approved charges incurred during the work must be settled immediately upon completion.

• Inspection reports, invoices, and supporting photographs will be shared for complete transparency.
